Presutti plans 200-room hotel

HARTWICK - Cooperstown Dreams Park CEO Louis Presutti III's vision to provide lodging for his visitors has grown to a $2.5 million, 200-room hotel to be built directly across the state highway overlooking the park.

Presutti submitted a site plan review application for Park View Hotel and Lodge just as the Hartwick planning board adjourned a three-hour meeting Tuesday night. The board simply accepted the application without comment.

Planning board cochairman dick Kelly said Wednesday afternoon that he had not even had a chance to look at the application and that it was too early to comment about the project. "It will have to go through process like all other applications," he said.

Another planning board member, Orrin Higgins, said he, too, had not had an opportunity to look at the application.

Last month Presutti announced plans to withdraw his original application for Park View and submit a new one "incorporating significant alternatives." His original idea featured tourist cabins, but the new application calls for a two-story U-shaped hotel with a restaurant, pool, recreational facilities and a 300-space parking lot.

Originally, Park View was to be accessed off Goey Pond Road, south of the Dreams Park, but the plan now shows a new, 22-foot wide driveway opposite the main entrance to the park. The hotel will be located approximately 650 feet west of the highway.

Presutti spoke briefly about his application following the meeting and said the new driveway would have to be approved by the board and that they could still access the site from Goey Pond Road. The DOT has stated in the past it has some concerns about that road's ability to handle the increased traffic.

The hotel would be built on an 18.55-acre site that would be leased from planning board member Paul Ingalls.

The new concept differs significantly from the more rustic original and includes many amenities found in more upscale hotels or resorts. The change, he said, is a reflection of what his market research says potential customers are looking for when they visit the Dreams Park and the Cooperstown area.

According to the plans, the hotel and lodge will be divided into four areas: the main lodge, hotel, recreational activities area and a utility/service building.

The main lodge will be built as two masonry and wood frame buildings, each 80 feet wide and 100 feet long.

One building will house a check-in counter, concierge desk, valet post, lobby, information center, souvenir shop, conference room, computer center and offices.

The second building will include a fitness center, spa, gourmet deli and dinging area and a game room.

The hotel will be one inter-connected 45,000 square foot structure with 200 rooms and a court yard. It, too, will be masonry and wood frame construction.

The utility/service building will be 60 feet by 100 feet.

Guests will be able to take advantage of recreational activities which will include basketball, volleyball and tennis courts, a swimming pool, and putting green.

The facility could handle as many as 400 guests, Presutti said, and would operate only part of the year. While the hotel would likely cater to Dreams Park visitors during its season, it could also provide lodging, which is often in short supply, for other visitors to the area as well. Presutti said he anticipates the hotel's season will be from three to six months each year.

Although Presutti is the CEO of the Cooperstown Dreams Park, he said the Park View project is not connected to the park and will be run by Park View Lodging, L.L.C. He described himself as a managing member of the corporation.

Presutti is still embroiled in a bitter legal battle over the Dreams Park in New Jersey courts with his two partners, rap musician Peter Nash and New Jersey attorney David Dinallo.
